Unique Affordable Housing in San Diego March 2009

16th and Market Workforce Affordable Housing Completed

San Diego, California -- Construction was recently completed on the city's latest affordable housing project. This $45.9 million project is a unique residential development focused on creating and nurturing affordable housing that emphasizes families. Built over two underground parking levels, the 12-story concrete framed building is centered on a park-like courtyard. The street-level first floor offers over 4,000 square-feet of retail space in addition to residential common areas that include a generous lobby, offices for support staff, and classroom facilities that offer support and services to residents.

The heart of the project is the second floor where a 6,900 square-foot courtyard, encompassing a secure play area for children with a variety of seating areas and lush landscaping encouraging community engagement and supporting parental supervision anchors the project. Efforts to ensure a family friendly environment include the clustering of a majority of the three-bedroom units and two-bedroom units on the second through fifth floors where they connect directly to the courtyard via an open-air corridor and staircase. The project includes 136 one-, two-, and three-bedroom units. Each unit opens directly to a private balcony with additional safety features appropriate for children.

Other features include a multi-use community room adjacent to the courtyard, laundry facilities. A roof-top community room and 2,250 square-foot deck with a six foot windscreen affords expansive views and additional space for residents. Joseph Wong Design Associates provided comprehensive architectural and interior design services. The project recently received an Honorable Mention from Contract Magazine's Inspiration Awards.
