The hotel bears the distinction of achieving several “firsts” in the region’s sustainable hospitality design, including the first sustainably built hotel and LEED® certified hotel in San Diego, and the first LEED® certified hotel in the U.S. for InterContinental Hotel Groups. It is the first downtown San Diego building to boast a green roof, with the 9th and 12th floor roofs covered in sedum. The 9th floor Phi Bar Terrace deck utilizes composite decking made from recycled polyethylene plastic and wood fibers, while the bar terrace incorporates floor-to-ceiling glass wall systems allowing the entire room to open onto the roof deck for natural ventilation, light, and views overlooking PETCO Park, the bay, and all of downtown San Diego. Another series of glass walls on the hotel’s primary commercial street front corner blurs the line between interior and exterior, while guiding guests and San Diego’s balmy breezes into the space. The branded boutique hotel includes five suites. The project provides 265 1- and 2-bedroom apartments ranging from 700-1300 SF, of which 47 are designated extended stay units. Park Summit’s architecture is contemporary yet understated, incorporating a floor-to-ceiling glazing system for both tower element and its 7-story podium. Stepped massing optimizes the site’s layout and surrounding context, designed to complement the neighboring low- and mid-rise structures while maximizing views of the adjacent Balboa Park to the east, downtown San Diego to the south, and the Pacific Ocean to the west. Two separate vehicular entrances provide access to on-grade and four levels below-grade parking. Complementing its proximity to popular restaurants, coffee shops, businesses, and historic Balboa Park, Park Summit offers amenities including a striking residential lobby and lounge space, leasing offices, a mail and package area, large co-working space with mezzanine, a double-height gym with outdoor terrace, a clubroom, and an expansive southwest-facing pool and spa deck. At 75’ high and approximately 55,000 SF, the 87-unit Framework averages 350-SF/unit, with 3,600 SF of ground level commercial space at the southwest corner. An active fault line running diagonally along the property’s western corner from south to north created a unique opportunity to enhance its corner as landscaped/hardscaped areas and introduce a setback to a busy intersection along 13th and F Streets, while reducing usable floor area to 7,000-SF/floor. The building’s west façade features a sawtooth profile formed with textured black aluminum panel and floor-to-ceiling window wall, maximizing southwestern exposure and views of the new 4.1-acre urban park located directly south of the site. The project shares its site with St. Paul’s Cathedral in a collaboration between developer Greystar and St. Paul’s Episcopal Church. The tower’s modest architecture consists of a concrete frame wrapped in a floor-to-ceiling aluminum storefront system and a warm, satin bronze slab fascia. The southwest portion of the highest occupied floor is reserved for a double-height sky deck topped with a rounded roof structure finished in a silver-grey metal paneling. Large openings carve out portions of the structure, serving as atmospheric funnels, allowing daylighting to permeate the sky deck from open air above. The interiors share the selective palette of materials and finishes and refined architectural form, harmonizing to create 525 Olive's unique identity and branding. The 417,500 SF development is comprised of 204 market rate and affordable apartments ranging from studios to three-bedrooms and designed to condominium standards. Project amenities include 17,000 SF of office and meeting space supporting the cathedral’s ministry, a 10,000 SF ground floor plaza, fitness room, and sky deck equipped with a pool and BBQ area. Parking for 348 vehicles is provided in a five-level subterranean parking structure. A project of Father Joe's Vi llages , its programming provides contemporary housing to San Diego’s economically challenged and homeless population, while merging seamlessly within its urban context. The project program is comprised of three distinctive features — an extensive child development facility serving homeless children, 65 affordable housing units for individuals with qualifying annual incomes, and 75 transitional housing units for homeless single men. The design blends colored panels, concrete and painted stucco, coordinating with the colorful context of the project. Large windows provide views and flood the daycare center with natural light, while exterior sunscreens protect occupied spaces from intense sunlight, reduce solar heat gain, and allow natural light to penetrate deeper into the building interior. Spacious exterior balconies and large terraces provide venues for outdoor activities. The project achieved GreenPoint Rated status. Managing Principal Matthew Geaman, AIA, NCARB, LEED AP Managing Principal with JWDA since 2008 Matthew Geaman was born in Rochester, NY, and raised in the Chicago, IL, area where the region’s diverse cultural and educational influences laid a solid foundation for his future achievements and notable career. While attending the University of Illinois in Urbana-Champaign, he spent a year of his undergraduate studies in Versailles, France; and was later inducted into the Gargoyle Architecture Honor Society. Matthew became a LEED Accredited Professional in 2005. After working in Chicago for four years, he moved to San Diego and joined JWDA in 2008. As Partner and Managing Principal, Matthew co-manages the firm with its founder Joseph Wong and is known for his commitment to the highest quality design, technical excellence, and transparent client relations. Matthew’s non-profit and industry-related volunteer leadership is emblematic of both his professional career and his personal ethos. In addition to overseeing a multitude of high profile JWDA projects, his list of current and previous community service includes President of AIA San Diego, Vice President of the San Diego Architectural Foundation, Board Member at La Jolla Music Society, seats on the AIACC Board of Directors and the AIACC Planning and Finance Committee. Founder and President Joseph O. Wong, FAIA, NCARB Founder and President Founded JWDA in 1977 Joseph On-Woo Wong was born in Guangzhou, China and emigrated with his family to San Diego, California when he was 16 years old. Joe graduated from San Diego High School, and went on to attend the University of California Berkeley and Harvard University before founding JWDA Architects in 1977. Among its many achievements and successes, Joe is especially proud of the firm’s collaborations with nonprofit organizations including the San Diego Chinese Historical Society and Museum, Father Joe’s Villages, Ronald McDonald House Charities, The Alpha Project for the Homeless, and La Jolla Music Society. In 1994, San Diego City Council honored Joe for his contribution to the city’s downtown redevelopment efforts, adopting June 6th as Joseph Wong Day. In 2003, Joe was elevated to American Institute of Architects College of Fellows for his contributions to the advancement of the profession of architecture. He was recognized by the San Diego Business Journal as one of San Diego's "Most Influential People" in both 2021 and 2022. He has served as a volunteer member of the Dean’s Advisory Council at UC Berkeley’s College of Environmental Design for several years, and in 2023 was recognized with the school's Distinguished Alumni Award; and he continues to serve as an Advisory Board Member at UCSD Real Estate and Development, School of Social Sciences.
