At approximately 183,808 SF, Ancora is comprised of 220 market rate and affordable residential micro-units averaging 556 SF. An expansive roof terrace caps the tower with an interior sky lounge connected to an outdoor pool, spa, fire pit, and kitchen/dining areas. Residential amenities include include a fitness studio, pet spa, bicycle parking. The setting, shape, and height of Ancora's tower is devised to maximize the allowable density. A semi-automated, stacked parking system accommodates 25 parking stalls. The expanded 255,352 SF development includes 108 newly designed sleeping units housed in factory-built modular buildings—adding 144 beds for a total of 252—making it the largest tiny home community in the city. The Rue Ferrari Expansion welcomes residents and fosters a sense of pride and place, while providing a safe, stable environment where they can rebuild their lives and work toward independant living. Program participants have access to a range of supportive services to help them obtain and sustain permanent housing, including job placement assistance, behavioral health services, life skills training, and housing application support. Most residents stay in city-provided interim housing for several months before transitioning to permanent homes. The new 12’ x 60’ modular residential buildings contain 60 single-occupancy units, 36 double-occupancy units, and 12 accessible units. Each resident has a private space with bed(s), bathroom, desk, and chair. A new central Community Building offers on-site social services and shared amenities including a kitchen, pantry, and laundry facilities. The pet-friendly campus also features a dog park, raised community garden beds, outdoor picnic areas with seating, security offices, caretaker units, additional storage, and expanded parking. An uplifting palette of Sage Green, Tahoe Blue, and Sand Gold for the residential units, and Tile Red for the community buildings, creates a welcoming and visually coherent environment. These hues convey harmony, eco-consciousness, and a hopeful path forward, while subtle color-coding helps residents—especially newcomers—navigate the neighborhood with ease. Through thoughtful design, meticulous programming, and the use of sustainable, eco-friendly materials and construction methods, the Rue Ferrari Expansion advances the City of San José’s mission to provide healthy spaces and opportunities for residents to stabilize their lives and work toward self-sufficiency. As part of the developing I.D.E.A. (Innovation/Design/Education/Arts) District, the project aligns seamlessly with the vision of a hub for local entrepreneurs, artists, students, and residents by providing retail and office spaces and high-density housing. Designed to be a central neighborhood gathering place, the 395,746 SF project contains 265 studio, one, and two-bedroom apartments, with multi-level penthouse residences and townhomes, ground floor retail and parking, and a multitude of work and recreational spaces designed to accommodate the many offered services intended to foster a sense of growing and learning. Exterior textured concrete finishes, structured glazing, and metal claddings of iron, steel, and aluminum are complemented by the clean and contemporary industrial vibe of its interior. The S-shaped design of the 7-story structure forms two central courtyards and indoor/outdoor amenity areas including including a zero-edge pool, fitness lounge, yoga/cycling studio, bike repair shop, DIY room, mobile tech and worktables, gardens, grills, workspaces, and more. BMQ’s exterior wall assembly alleviates noise pollution with high Sound Transmission Class (STC) ratings. Stormwater runoff and drainage are addressed with a combination of bio-filtration planters and modular wetlands, and 80% of the rooftop is equipped with photovoltaic panels to support the energy needs of the building. Expansive streetscapes along its intersection encourage pedestrian and bicycle uses. Makers Quarter’s ideal location offers a neighborhood feel and culture of community, central to the trendiest neighborhoods, best attractions, and most convenient transit. Funding for this project came from multiple sources including private and public institutions, community groups and philanthropists. This 14-story and 7-story mixed-use tower is comprised of 407 units, ground-level tenant and support services, and new Father Joe's Villages office headquarters. Tower amenities include multipurpose space, offices, employment education services, courtyard space, lounge, community room, shared laundry rooms, dining area, and roof/garden terraces. Of the 407 units, 270 are reserved for chronically homeless individuals while the remaining units are dedicated to formerly homeless veterans, families, and others. On-site supportive services include health clinic access, job training, child care and programs supportive of self-sufficiency. The 500-seat concert hall is outfitted with variable acoustics, stage configurations, and media projection capabilities. Adjacent to the hall, a 150-seat flexible use performance, education and/or social space offers a vibrant and more casual option. An outdoor garden plaza, protected from the street by a terra cotta curtain, serves both facilities as a mixing lobby while offering yet another lively social and performance space. The outcome of an in-depth community planning process, the facility is fashioned as an intimate composition of smaller structures and open spaces, maintaining the traditional building scale of its environs in form, materiality, and contemporary aesthetic. - David Priest
Associate Principal David Priest, AIA Associate Principal with JWDA since 2015 David Priest was born and raised in Duluth, MN. An energetic doer, he’s enjoyed solving construction challenges since he was a seven-year-old building tree houses. While attaining two professional degrees at the University of Minnesota, he was awarded the school’s ‘Golden Ruler’ for the Student Steel Bridge Design Competition, all while also a PSIA certified ski instructor. After completing his studies, David migrated to San Diego in 1984 to work for the celebrated Hope Consulting Group. Now, with over forty years of residential, commercial, and hospitality design experience, David’s work at JWDA Architects has involved programming, construction documentation, construction administration and project management, and he has completed architectural design projects for residential and commercial developers as well as many Southern California clients. His residential and mixed-use project experience includes programming, feasibility studies, master planning, and full architectural services, focused on the preparation of construction documents and construction management for large scale projects. For David, the best part of his job is seeing how grateful residents are when they move into their building, especially the affordable housing projects. David has been married for 40 years and has three children and one grandchild. An avid volunteer, he has been recognized with the Servant Ministry Award by the Episcopal Diocese of San Diego in 2014 and 2021. Education: - B. Arch., University of Minnesota - B.
