Meet High Street Village... — San Diego Union Tribune
High Street Village is a 12.6-acre mixed-use redevelopment of the former Costa Verde Center in San Diego, California’s University City. The project is envisioned as a walkable urban village organized around a European-inspired retail area modeled after bustling India Street in the city’s Little Italy neighborhood. The master plan integrates residential development, ground-floor retail, and pedestrian-oriented public spaces, with a direct connection to the UC San Diego Blue Line trolley platform.
JWDA Architects led the site master planning and subdivision mapping, organizing the property into 13 blocks to establish a cohesive framework for future development. The plan considers the relationship between building placement, street frontage, pedestrian and vehicular circulation, parking, and public spaces to support a connected, human-scaled environment.
Designed to accommodate phased development, the master plan establishes a consistent overall structure while allowing individual blocks to support a range of residential and commercial uses. The result is a flexible framework for a mixed-use neighborhood where active retail frontages, walkable streets, and transit connectivity are central to the site's long-term vision.
