At 75’ high and approximately 55,000 SF, the 87-unit Framework averages 350-SF/unit, with 3,600 SF of ground level commercial space at the southwest corner. An active fault line running diagonally along the property’s western corner from south to north created a unique opportunity to enhance its corner as landscaped/hardscaped areas and introduce a setback to a busy intersection along 13th and F Streets, while reducing usable floor area to 7,000-SF/floor. The building’s west façade features a sawtooth profile formed with textured black aluminum panel and floor-to-ceiling window wall, maximizing southwestern exposure and views of the new 4.1-acre urban park located directly south of the site. When complete, the expanded 255,352 SF development will include 108 newly designed sleeping units housed in factory-built modular buildings—adding 144 beds for a total of 252—making it the largest tiny home community in the city. The Rue Ferrari Expansion welcomes residents and fosters a sense of pride and place, while providing a safe, stable environment where they can rebuild their lives and work toward independant living. Program participants have access to a range of supportive services to help them obtain and sustain permanent housing, including job placement assistance, behavioral health services, life skills training, and housing application support. Most residents stay in city-provided interim housing for several months before transitioning to permanent homes. The new 12’ x 60’ modular residential buildings contain 60 single-occupancy units, 36 double-occupancy units, and 12 accessible units. Each resident has a private space with bed(s), bathroom, desk, and chair. A new central Community Building offers on-site social services and shared amenities including a kitchen, pantry, and laundry facilities. The pet-friendly campus also features a dog park, raised community garden beds, outdoor picnic areas with seating, security offices, caretaker units, additional storage, and expanded parking. An uplifting palette of Sage Green, Tahoe Blue, and Sand Gold for the residential units, and Tile Red for the community buildings, creates a welcoming and visually coherent environment. These hues convey harmony, eco-consciousness, and a hopeful path forward, while subtle color-coding helps residents—especially newcomers—navigate the neighborhood with ease. Through thoughtful design, meticulous programming, and the use of sustainable, eco-friendly materials and construction methods, the Rue Ferrari Expansion advances the City of San José’s mission to provide healthy spaces and opportunities for residents to stabilize their lives and work toward self-sufficiency. As part of the developing I.D.E.A. (Innovation/Design/Education/Arts) District, the project aligns seamlessly with the vision of a hub for local entrepreneurs, artists, students, and residents by providing retail and office spaces and high-density housing. Designed to be a central neighborhood gathering place, the 395,746 SF project contains 265 studio, one, and two-bedroom apartments, with multi-level penthouse residences and townhomes, ground floor retail and parking, and a multitude of work and recreational spaces designed to accommodate the many offered services intended to foster a sense of growing and learning. Exterior textured concrete finishes, structured glazing, and metal claddings of iron, steel, and aluminum are complemented by the clean and contemporary industrial vibe of its interior. The S-shaped design of the 7-story structure forms two central courtyards and indoor/outdoor amenity areas including including a zero-edge pool, fitness lounge, yoga/cycling studio, bike repair shop, DIY room, mobile tech and worktables, gardens, grills, workspaces, and more. BMQ’s exterior wall assembly alleviates noise pollution with high Sound Transmission Class (STC) ratings. Stormwater runoff and drainage are addressed with a combination of bio-filtration planters and modular wetlands, and 80% of the rooftop is equipped with photovoltaic panels to support the energy needs of the building. Expansive streetscapes along its intersection encourage pedestrian and bicycle uses. The project shares its site with St. Paul’s Cathedral in a collaboration between developer Greystar and St. Paul’s Episcopal Church. The tower’s modest architecture consists of a concrete frame wrapped in a floor-to-ceiling aluminum storefront system and a warm, satin bronze slab fascia. The southwest portion of the highest occupied floor is reserved for a double-height sky deck topped with a rounded roof structure finished in a silver-grey metal paneling. Large openings carve out portions of the structure, serving as atmospheric funnels, allowing daylighting to permeate the sky deck from open air above. The interiors share the selective palette of materials and finishes and refined architectural form, harmonizing to create 525 Olive's unique identity and branding. The 417,500 SF development is comprised of 204 market rate and affordable apartments ranging from studios to three-bedrooms and designed to condominium standards. Project amenities include 17,000 SF of office and meeting space supporting the cathedral’s ministry, a 10,000 SF ground floor plaza, fitness room, and sky deck equipped with a pool and BBQ area. Parking for 348 vehicles is provided in a five-level subterranean parking structure. A project of Father Joe's Vi llages , its programming provides contemporary housing to San Diego’s economically challenged and homeless population, while merging seamlessly within its urban context. The project program is comprised of three distinctive features — an extensive child development facility serving homeless children, 65 affordable housing units for individuals with qualifying annual incomes, and 75 transitional housing units for homeless single men. The design blends colored panels, concrete and painted stucco, coordinating with the colorful context of the project. Large windows provide views and flood the daycare center with natural light, while exterior sunscreens protect occupied spaces from intense sunlight, reduce solar heat gain, and allow natural light to penetrate deeper into the building interior. Spacious exterior balconies and large terraces provide venues for outdoor activities. The project achieved GreenPoint Rated status. PRESS Latest Affordable Housing Project in Chula Vista’s Millenia Urban Village - Times of San Diego Groundbreaking for a $102 million project in Chula Vista - Chula Vista Today AWARDS Columba Affordable Family Housing is a 200-unit affordable apartment complex; the third such community by Chelsea in Millenia, a vibrant 210-acre urban village developed by Meridian Development for Stratford Land. The development features two residential buildings of four/five stories, and a two-story parking structure. One-to-three-bedroom apartment units range from 585 to 1,027 SF. In keeping with the modern aesthetic and overall design of Millenia, the stepped building facades create an attractive, varied roofline with streetscape elements contributing to the pedestrian-friendly community atmosphere. Exteriors featuring siding, stucco, metal panel and ceramic tile accents offer residents a warm, welcoming, and accessible living environment. Interior amenities include two community rooms, a computer lab/lounge, and laundry facilities. Outside, residents have access to two landscaped courtyards totaling more than 35,000 SF and featuring two tot lots, a bocce ball court, eight barbecues with shaded picnic areas, open grass areas, and a community garden. On-site services include adult education and skill-building classes such as computer literacy, English as a Second Language (ESL), art, job counseling, financial literacy, health, and wellness. An on-site after-school program during the school year for school age children offers tutoring, mentoring, arts and crafts and other educational enrichment activities. All services are on-site and free of charge to residents. The building is clad with a metal skin and curtain wall system in colors of glass, reflecting the diversity and interconnectedness of the social and behavioral sciences. LEED® Silver Certified, the 73,700 SF building includes 66,000 SF of “smart” classrooms, laboratory spaces for Psychology, Anthropology, and Geography programs, special recording studios, administrative offices, faculty offices and lounges, student lounges, lobby and exhibit space, support spaces, and a third floor features a multi-use patio. Its layout includes a series of courtyards that open toward the Mesa College Quad, providing natural light and ventilation to the interior spaces. Among its many sustainable features, a passive ventilation system ties a series of power-operated windows on two sides of each classroom with an overall weather-monitoring system. At pre-set temperatures, windows open automatically and HVAC systems shut down. The system is linked to the campus-wide energy management system, allowing for remote operation. Framed by natural stone, warm woods, clean lines, and native plantings, the resort fosters a unique and immersive experience that honors the beauty of its surroundings, fostering a deep sense of connection to nature while prioritizing environmental stewardship. The resort is home to 114 spacious guestrooms, nine studio rooms, five one-bedroom suites, and the Ponto and Grandview presidential suites. Coastal and garden views are framed from each chamber, with natural elements and organic lines informed by the landscape.
