As part of the developing I.D.E.A. (Innovation/Design/Education/Arts) District, the project aligns seamlessly with the vision of a hub for local entrepreneurs, artists, students, and residents by providing retail and office spaces and high-density housing. Designed to be a central neighborhood gathering place, the 395,746 SF project contains 265 studio, one, and two-bedroom apartments, with multi-level penthouse residences and townhomes, ground floor retail and parking, and a multitude of work and recreational spaces designed to accommodate the many offered services intended to foster a sense of growing and learning. Exterior textured concrete finishes, structured glazing, and metal claddings of iron, steel, and aluminum are complemented by the clean and contemporary industrial vibe of its interior. The S-shaped design of the 7-story structure forms two central courtyards and indoor/outdoor amenity areas including including a zero-edge pool, fitness lounge, yoga/cycling studio, bike repair shop, DIY room, mobile tech and worktables, gardens, grills, workspaces, and more. BMQ’s exterior wall assembly alleviates noise pollution with high Sound Transmission Class (STC) ratings. Stormwater runoff and drainage are addressed with a combination of bio-filtration planters and modular wetlands, and 80% of the rooftop is equipped with photovoltaic panels to support the energy needs of the building. Expansive streetscapes along its intersection encourage pedestrian and bicycle uses. Makers Quarter’s ideal location offers a neighborhood feel and culture of community, central to the trendiest neighborhoods, best attractions, and most convenient transit. The design for the destination hotel organically integrates traditional Eastern Garden spaces and dispersed elements of holiday resort to create a localized “Modern-Chinese” architectural style. The structure is based on a series of courtyards interwoven with the surrounding landscape and offering breathtaking views of the Dongtan Wetlands. The project celebrates a symbiosis between Eastern and Western cultures, reflecting the classic Jiangnan architectural style popular to the region — characterized by white walls, grey tiles, and bridges — while providing elegant western amenities for guests. Comprised of 118 market-rate units, apartments range from studios to two-bedrooms, each with a private balcony . The property includes 10,850 SF of common area and amenity space, 114,000 SF of living space, and a 63,000 SF parking garage. Amenity spaces include a pool area, bar / lounge, gym / fitness center, meeting spaces, and rooftop bar with city views. The building’s design features an eclectic mix of vintage and modern architectural elements. Weathered steel paneling provides a strong identity and edgy exterior, while the sloping site carves out a public plaza with pockets of lush landscaping and a large gathering space. Inside, floor-to-ceiling murals and original artwork captivate the user with vibrant colors, distinctive materials and varying textures. A year after its re-branding from IR/PS to GPS, the School of Global Policy & Strategy celebrated the return of students and faculty from summer break with a re-opening of its updated facilities. The renovations included a beautification of the 5,000 SF GPS auditorium and complete overhaul of the Building 3. The entirety of Building 3 was transformed with the addition of a new classroom, new “break-out” spaces, student and faculty offices, as well as the remodel of existing classrooms, lobby space, and student lounge. The function of the lobby now offers students and faculty opportunities for social gatherings, personal studies, and a comfort- enhanced setting. Enriched material selection, a strong creative vision, and high-tech features reinvigorate the GPS campus for all users and fortify the school’s reputation as a forward-thinking institution. Located on a lavishly landscaped 13-acre site adjacent to the San Diego Convention Center and Petco Park in downtown San Diego, CA, the hotel tower contains 1,200 rooms and suites with several exterior terraces, retail space, a luxe spa and health center with pool, and two restaurants. The significant use of exterior glass complements the sky and surrounding skyline while mirroring activities along the bay. The hotel fulfills the convention center’s accommodation needs, includes a 4.3-acre public plaza along the waterfront with fountains, lighting, and public facilities, and provides a 2,000-space parking garage. A project on behalf of the Weingart Center and Chelsea Investment Corporation, JWDA served as entitlement architect in coordination with architects AXIS Architecture + Design. Weingart Center is a 501(c)(3) nonprofit agency that provides individuals experiencing homelessness with essential tools necessary to stabilize their lives, secure income, and find permanent housing. The Weingart Tower is a new build featuring 278 residences in a 19-story structure. The project is specifically designed to provide safe, secure, and dignified housing for unsheltered individuals, and includes 228 studio apartments and 50 one-bedroom apartments, with 40 units reserved specifically for veterans. Each of the apartments is fully furnished and includes full kitchen and bathroom facilities. Weingart Tower includes amenities including a fitness room, computer lab, career center, library, bicycle storage, laundry facilities, and terraces with community gardens, all part of Weingart Center’s mandate to remove the barriers that keep people from housing, and addresses the needs of seniors, Veterans, women, members of the LGBTQAI+ community, the formerly incarcerated, and many others experiencing homelessness. The project provides relief for hundreds of the city’s lower income and homeless residents, and is comprised of 273 one- and two- bedroom apartments, 270 of which are designated affordable, and nearly 50% of them set aside for permanent supportive housing. Located in downtown San Diego’s East Village, Harrington Heights Affordable Housing is a new and essential resource for low-income and vulnerable residents. The 15-story residential tower will provide 273 studio, one, and two-bedroom apartments, with 270 units designated as affordable housing and nearly 50% set aside for permanent supportive housing. Resident amenities at the 15-story tower include outdoor common areas, shared laundry rooms, multipurpose rooms, community rooms, and on-site supportive services directed by the Alpha Project. The ground floor includes nearly 10,000 SF of commercial space, offices, and spacious lobby and leasing office. The project will serve a mix of residents with diverse needs, including unhoused veterans, families and individuals, and families with members who have intellectual or developmental disabilities, and provide office and administrative space for the Alpha Project for The Homeless . Designed in homage to the local coastal culture and inspired by the Portuguese town of Monsaraz, the project’s design merges with the historic fishing community to provide visitors an authentically local and hospitable stay, and residents a sense place and pride. Sited adjacent to America’s Cup Harbor and steps from Fisherman’s Wharf, the design of the three-story, 50,000 SF, 92-key Monsaraz is a contemporary tip of the hat to the history-rich community. Upscale yet comfortable, the spaces feature finishes, color selections, and artwork inspired by the quintessential Portuguese fishing village including a modern take on Azulejo hand-painted ceramic tiles paired with patterned concrete tiles applied to the project’s exterior and interior. Guest amenities include a fitness room, sundry shop and sky terrace. Street level highlights include a double-height lobby with shared access to a full-service restaurant and bar that opens to a 4,000 SF courtyard. Parking is accommodated by car lift in a single level below-grade, optimizing the user experience and hotel operations while maximizing development of the site. Landscape Architect: Famous Garden, USA PRESS AWARDS Best Office and Business Development - MIPIM Asia Credaward - Credaward.com Best International Commercial Development Project - PCBC Gold Nugget Awards Located at the core of the southern Chengdu suburb called the Luhu Eco-City, this site was originally farmland; but after undergoing substantial site work and irrigation the land was transformed into a finger lake dotted with small islands, all of which are connected via bridges and boats. One of the unique features of this site is that this eco-city is a wetland for migrating birds. The dynamic characteristic of the bird and its wings can be seen reflected in the ‘soaring’ aspirations as that of the client- Langjiu Group. The headquarters design incorporates the special qualities of the bird in its design. The Headquarters program includes an exhibition hall, restaurant, VIP chambers, chess and card chambers, wine and cigar bar, reading bar, swimming pool and boutiques. Funding for this project came from multiple sources including private and public institutions, community groups and philanthropists. This 14-story and 7-story mixed-use tower is comprised of 407 units, ground-level tenant and support services, and new Father Joe's Villages office headquarters. Tower amenities include multipurpose space, offices, employment education services, courtyard space, lounge, community room, shared laundry rooms, dining area, and roof/garden terraces. Of the 407 units, 270 are reserved for chronically homeless individuals while the remaining units are dedicated to formerly homeless veterans, families, and others. On-site supportive services include health clinic access, job training, child care and programs supportive of self-sufficiency. At approximately 183,808 SF, the project is comprised of 220 market rate and affordable residential micro-units averaging 556 SF. An expansive roof terrace caps the tower with an interior sky lounge connected to an outdoor pool, spa, fire pit, and kitchen/dining areas. Residential amenities include include a fitness studio, pet spa, bicycle parking. The setting, shape, and height of the 1st & Beech tower is devised to maximize the allowable density. A semi-automated, stacked parking system accommodates 25 parking stalls. LEED® Silver Certified, the project contains 205 residential units, each with a private balcony. Common spaces include a community meeting room, computer room and several multi-purpose rooms. Outdoor passive recreational spaces are located at ground floor and 7th level, with a community garden on the 8th. Subterranean parking is included for a total of 186 vehicles, including six accessible stalls.
