The 787,611 SF community’s four-story podium makes a street-level statement with a motor court entry, transparent residential lobby, and a wrapping of retail spaces. Four levels of parking are contained below grade, with additional parking on the upper podium levels. Located at the convergence of vibrant urban communities including the Gaslamp District, Little Italy, and Bankers Hill, Andia is part of the growing network of intersecting Greenways that link parks, the waterfront, and various other outdoor destinations with key neighborhoods throughout Downtown.     Managing Principal Matthew Geaman, AIA, NCARB, LEED AP Managing Principal with JWDA since 2008 Matthew Geaman was born in Rochester, NY, and raised in the Chicago, IL, area where the region’s diverse cultural and educational influences laid a solid foundation for his future achievements and notable career. While attending the University of Illinois in Urbana-Champaign, he spent a year of his undergraduate studies in Versailles, France; and was later inducted into the Gargoyle Architecture Honor Society. Matthew became a LEED Accredited Professional in 2005. After working in Chicago for four years, he moved to San Diego and joined JWDA in 2008. As Partner and Managing Principal, Matthew co-manages the firm with its founder Joseph Wong and is known for his commitment to the highest quality design, technical excellence, and transparent client relations. Matthew’s non-profit and industry-related volunteer leadership is emblematic of both his professional career and his personal ethos. In addition to overseeing a multitude of high profile JWDA projects, his list of current and previous community service includes President of AIA San Diego, Vice President of the San Diego Architectural Foundation, Board Member at La Jolla Music Society, seats on the AIACC Board of Directors and the AIACC Planning and Finance Committee. He is an active member of the Downtown San Diego Partnership.     Founder and President Joseph O. Wong, FAIA, NCARB Founder and President Founded JWDA in 1977 Joseph On-Woo Wong was born in Guangzhou, China and emigrated with his family to San Diego, California when he was 16 years old. Joe graduated from San Diego High School, and went on to attend the University of California Berkeley and Harvard University before founding JWDA Architects in 1977. Among its many achievements and successes, Joe is especially proud of the firm’s collaborations with nonprofit organizations including the San Diego Chinese Historical Society and Museum, Father Joe’s Villages, Ronald McDonald House Charities, The Alpha Project for the Homeless, and La Jolla Music Society. In 1994, San Diego City Council honored Joe for his contribution to the city’s downtown redevelopment efforts, adopting June 6th as Joseph Wong Day. In 2003, Joe was elevated to American Institute of Architects College of Fellows for his contributions to the advancement of the profession of architecture. He was recognized by the San Diego Business Journal as one of San Diego's "Most Influential People" in both 2021 and 2022. He has served as a volunteer member of the Dean’s Advisory Council at UC Berkeley’s College of Environmental Design for several years, and in 2023 was recognized with the school's Distinguished Alumni Award; and he continues to serve as an Advisory Board Member at UCSD Real Estate and Development, School of Social Sciences. The building is clad with a metal skin and curtain wall system in colors of glass, reflecting the diversity and interconnectedness of the social and behavioral sciences. LEED® Silver Certified, the 73,700 SF building includes 66,000 SF of “smart” classrooms, laboratory spaces for Psychology, Anthropology, and Geography programs, special recording studios, administrative offices, faculty offices and lounges, student lounges, lobby and exhibit space, support spaces, and a third floor features a multi-use patio. Its layout includes a series of courtyards that open toward the Mesa College Quad, providing natural light and ventilation to the interior spaces. Among its many sustainable features, a passive ventilation system ties a series of power-operated windows on two sides of each classroom with an overall weather-monitoring system. At pre-set temperatures, windows open automatically and HVAC systems shut down. The system is linked to the campus-wide energy management system, allowing for remote operation. The hotel bears the distinction of achieving several “firsts” in the region’s sustainable hospitality design, including the first sustainably built hotel and LEED® certified hotel in San Diego, and the first LEED® certified hotel in the U.S. for InterContinental Hotel Groups. It is the first downtown San Diego building to boast a green roof, with the 9th and 12th floor roofs covered in sedum. The 9th floor Phi Bar Terrace deck utilizes composite decking made from recycled polyethylene plastic and wood fibers, while the bar terrace incorporates floor-to-ceiling glass wall systems allowing the entire room to open onto the roof deck for natural ventilation, light, and views overlooking PETCO Park, the bay, and all of downtown San Diego. Another series of glass walls on the hotel’s primary commercial street front corner blurs the line between interior and exterior, while guiding guests and San Diego’s balmy breezes into the space. The branded boutique hotel includes five suites. A 40’ sculpture, Indigo Waters, adorns the curved façade wall; the imagery also deployed on chair backs, floor patterns, light fixtures and the Phi Bar terrace metalwork, offering a distinctive experience for the technology and design-savvy customer marketplace. Located just across the southern gateway to the school’s main campus, it sits adjacent to existing on-campus housing within walking distance of neighborhood retail, restaurants, and grocer, and steps from the SDSU Library, Viejas Arena, and the SDSU light rail station, which connects to the Mission Valley Campus, Snapdragon Arena, and the greater San Diego region. Designed to meet the needs of SDSU’s growing student population, which reached 40,000 in 2025, Accolade Campanile integrates modern living units with generous study and collaboration spaces, and connection-fostering social amenities moments from campus. Features include a second-level amenity deck with a pool, spa, outdoor kitchens, fire pits, and multiple gathering areas. Indoor/outdoor fitness facilities, clubhouses, recreation and game lounges including a speakeasy, indoor bicycle storage, and a dog spa support a full student-living experience. Each floor includes dedicated study spaces, and residences come fully furnished with private bedrooms. Accolade Campanile includes 4,200 square feet of campus-facing ground-floor retail, offering space for food & beverage, health & wellness, and other neighborhood-serving uses. An active fault line running diagonally along the property’s western corner from south to north created a unique opportunity to enhance its corner as landscaped/hardscaped areas and introduce a setback to a busy intersection along 13th and F Streets, while reducing usable floor area to 7,000-SF/floor. The building’s west façade features a sawtooth profile formed with textured black aluminum panel and floor-to-ceiling window wall, maximizing southwestern exposure and views of the new 4.1-acre urban park located directly south of the site. Ranging in size between 300-500 SF, each unit’s footprint is maximized using innovative storage solutions, and fully furnished with high-end finishes, fixtures, and equipment, including stacked washer/dryer, flat-screen TV, expandable walk-in closet with built-in hinge-down desk, and folding sofa/bed combination, all mechanized and operable through a smart phone app. Framework epitomizes ideal modern-day urban living concepts with the merging of inspired space utilization, state-of-the-art functionality, and economical design, all culminating in a building which serves as a new prototype of dwelling that fosters community while celebrating its urban context without compromise.
