Designed as a vital resource for low-income and vulnerable residents, the development provides safe, dignified housing for hundreds of individuals and families, including those previously experiencing homelessness. Of the 273 apartments, 270 are designated affordable and three are reserved for on-site managers. Within the income-restricted units, 65 are set aside for individuals who are literally or chronically homeless, 10 for homeless veterans, and 40 for residents with intellectual or developmental disabilities. Resident amenities include outdoor gathering spaces, community and multipurpose rooms, shared laundry facilities, and a spacious lobby and leasing center. The ground floor features nearly 10,000 square feet of commercial and office space, creating opportunities for neighborhood activation and supportive programming. On-site supportive services, operated by the Alpha Project for the Homeless, include instructor-led education and skill-building classes focused on computer literacy, job counseling, financial literacy, and health and wellness. Additional services include a food pantry and social activities that encourage resident involvement, reduce isolation, and foster a strong sense of community. Harrington Heights reflects a community-focused approach to urban housing—combining affordability, accessibility, and supportive services to serve San Diego’s most at-risk populations. The 787,611 SF community’s four-story podium makes a street-level statement with a motor court entry, transparent residential lobby, and a wrapping of retail spaces. Four levels of parking are contained below grade, with additional parking on the upper podium levels. The project provides 265 1- and 2-bedroom apartments ranging from 700-1300 SF, of which 47 are designated extended stay units. Park Summit’s architecture is contemporary yet understated, incorporating a floor-to-ceiling glazing system for both tower element and its 7-story podium. Stepped massing optimizes the site’s layout and surrounding context, designed to complement the neighboring low- and mid-rise structures while maximizing views of the adjacent Balboa Park to the east, downtown San Diego to the south, and the Pacific Ocean to the west. Two separate vehicular entrances provide access to on-grade and four levels below-grade parking. Designated the Campus of Excellence for Business + Information Technology , the project’s diverse program includes ultramodern hi-tech classrooms, computer labs, and multipurpose areas that support short-term classes and job training programs for business technology, and administrative offices. The facility also houses a new High Tech Center for Disability Support Programs and Services (DSPS), used for assistive technology training helping DSPS students participate as fully as possible in classes and programs. The building’s design blends multi-colored fiber reinforced cementitious panels, standing seam zinc siding, and stucco with expansive windows that provide views and flood the higher education facility with natural light. Spacious exterior balconies and courtyards provide venues for outdoor activity and promote interaction among faculty, staff, students, and visitors. PRESS Latest Affordable Housing Project in Chula Vista’s Millenia Urban Village - Times of San Diego Groundbreaking for a $102 million project in Chula Vista - Chula Vista Today AWARDS Columba Affordable Family Housing is a 200-unit affordable apartment complex; the third such community by Chelsea in Millenia, a vibrant 210-acre urban village developed by Meridian Development for Stratford Land. The development features two residential buildings of four/five stories, and a two-story parking structure. One-to-three-bedroom apartment units range from 585 to 1,027 SF. In keeping with the modern aesthetic and overall design of Millenia, the stepped building facades create an attractive, varied roofline with streetscape elements contributing to the pedestrian-friendly community atmosphere. Exteriors featuring siding, stucco, metal panel and ceramic tile accents offer residents a warm, welcoming, and accessible living environment. The project shares its site with St. Paul’s Cathedral in a collaboration between developer Greystar and St. Paul’s Episcopal Church. The tower’s modest architecture consists of a concrete frame wrapped in a floor-to-ceiling aluminum storefront system and a warm, satin bronze slab fascia. The southwest portion of the highest occupied floor is reserved for a double-height sky deck topped with a rounded roof structure finished in a silver-grey metal paneling. Large openings carve out portions of the structure, serving as atmospheric funnels, allowing daylighting to permeate the sky deck from open air above. The interiors share the selective palette of materials and finishes and refined architectural form, harmonizing to create 525 Olive's unique identity and branding. The 417,500 SF development is comprised of 204 market rate and affordable apartments ranging from studios to three-bedrooms and designed to condominium standards. Project amenities include 17,000 SF of office and meeting space supporting the cathedral’s ministry, a 10,000 SF ground floor plaza, fitness room, and sky deck equipped with a pool and BBQ area. Parking for 348 vehicles is provided in a five-level subterranean parking structure. Framed by natural stone, warm woods, clean lines, and native plantings, the resort fosters a unique and immersive experience that honors the beauty of its surroundings, fostering a deep sense of connection to nature while prioritizing environmental stewardship. The resort is home to 114 spacious guestrooms, nine studio rooms, five one-bedroom suites, and the Ponto and Grandview presidential suites. Coastal and garden views are framed from each chamber, with natural elements and organic lines informed by the landscape. Totaling 1,037 square feet, both presidential suites include floor-to-ceiling windows and double-sided fireplaces that serve both the interior living room and the outdoor living space. All with jurisdictional or ownership interest in the North Embarcadero area, the agencies joined forces with JWDA and other consultants to create a vision for the future development of the area. The resulting North Embarcadero Visionary Plan provides an improved Broadway Pier and plaza space, new piers, and a historic wharf at the County Administration Center. Further improvements include streetscape enhancements such as modern lighting, repaving, trees and landscaping, furniture, and public art. The design added almost 12 acres of park and open space and calls for seven acres of gardens, five acres of hardscape and landscape area, and more than 1,700 trees. Following a highly collaborative public engagement process with over 20 public workshops, the design and ownership teams worked diligently to resolve the functional complexities inherent to a working waterfront while creating an attractive and comfortable environment for San Diego’s residents and visitors. A year after its re-branding from IR/PS to GPS, the School of Global Policy & Strategy celebrated the return of students and faculty from summer break with a re-opening of its updated facilities. The renovations included a beautification of the 5,000 SF GPS auditorium and complete overhaul of the Building 3. The entirety of Building 3 was transformed with the addition of a new classroom, new “break-out” spaces, student and faculty offices, as well as the remodel of existing classrooms, lobby space, and student lounge. The function of the lobby now offers students and faculty opportunities for social gatherings, personal studies, and a comfort- enhanced setting. Enriched material selection, a strong creative vision, and high-tech features reinvigorate the GPS campus for all users and fortify the school’s reputation as a forward-thinking institution. The 17-story, 180-key apartment tower is clad in varying shades of tan pre-cast concrete panel, giving a unique and structured appearance to the building form. The double-height residential lobby is finished with bronze metal storefront and porcelain tile, with the tile arranged in a stacked pattern to accentuate the geometric language between base and tower. Rounded balconies serving the upper-level amenities are placed central to the main façade to complement and soften the tower form and give prominence to public indoor/outdoor spaces. The 247,830 SF project is the first of its kind to include a research lab operated by the University of California San Diego Center for Healthy Aging in partnership with the Stein Institute for Research on aging. This unique partnership will serve to forward research on aging, in particular, wellness and longevity in older years. The 527,500 SF structure fully utilizes its nearly half-acre site and contributes a lustrous design to the San Diego skyline. The project includes 389 residential units ranging from studios to 3-bedroom apartments, with 33 units designated as affordable housing. Building amenities include double-height retail spaces and a grand residential lobby at ground level; an expansive outdoor terrace coupled with a fitness room, a yoga studio, a speakeasy with open seating and private dining area, and leasing office on level 6 (on top of the podium); and a sky terrace equipped with a large pool and spa area, a lounge, a game room, and a reading area on level 40. The architecture of 800 Broadway is sleek and modern, using a refined material palette of vision glass and metal panel in white, silver and blue. The design for the podium levels complements the tower massing, and delivers pops of blue to the streetscape. Architectural projections wrap the corners of the podium while continuing the full height of the tower, working together to create a continuous ribbon that accentuates the nearly 440-ft tall structure while embellishing the otherwise floor-to-ceiling glass field of the tower fenestration.
