Designated the Campus of Excellence for Business + Information Technology , the project’s diverse program includes ultramodern hi-tech classrooms, computer labs, and multipurpose areas that support short-term classes and job training programs for business technology, and administrative offices. The facility also houses a new High Tech Center for Disability Support Programs and Services (DSPS), used for assistive technology training helping DSPS students participate as fully as possible in classes and programs. The building’s design blends multi-colored fiber reinforced cementitious panels, standing seam zinc siding, and stucco with expansive windows that provide views and flood the higher education facility with natural light. Spacious exterior balconies and courtyards provide venues for outdoor activity and promote interaction among faculty, staff, students, and visitors. Large operable glass doors and windows take advantage of San Diego’s climate to provide natural ventilation and daylight to the interior spaces, and provide occupant flexibility for indoor/outdoor meeting and gathering space. LEED Gold® certified, measures incorporated to achieve the Client’s goals include the use of highly efficient mechanical and lighting systems exceeding state efficiency standards by 30%; over 40% reduction in water use through the incorporation of ultra-low-flow fixtures and water efficient landscaping; and an underground drywell for treating storm water on-site. Dual-branded, 400-key Marriott hotel 253 SpringHill select service hotel rooms 147 Residence Inn extended stay rooms 365 protected parking spaces within podium COLLABORATORS PRESS AWARDS Lane Field North is comprised of a dual-branded Marriott hotel, leased retail areas for shops and restaurants, and above-grade structured parking. The project consists of a 253-key SpringHill Suites select service hotel and a 147-key Residence Inn extended stay hotel. The dual-branded hotel shares a common lobby, check-in concierge, and elevator bank. Shared function and amenity spaces occur at the top of the podium and include approximately 6,000 SF of meeting space, a dining facility, fitness center, and outdoor pool. The 11-story guest room tower rises above this amenity level. 365 parking spaces are located within the podium. Principal Rick Rounds, AIA Principal with JWDA since 1994 Rick Rounds is a native San Diegan who moved with his family to a small, woodsy resort town in Idaho when he was a child. He realized early that the construction process interested him, but it was a drafting class in high school that solidified his interest and aptitude for architecture. Working two jobs during the summer and part time jobs through the school year while obtaining his 5-year degree at the University of Idaho, he never forgot Southern California people, culture, weather, and activities of his youth. The day after his 1987 graduation, Rick migrated south to a job opportunity in Palm Springs. One year later he returned to his San Diego roots and began his career at JWDA. As a Principal and Senior Project Manager, Rick’s work ethic endures, and empowers him to provide coordination in all project phases, from programming through the completion of a contract. His expertise comprises master planning, site planning, schematic design for new construction, repair and renovations to working drawings, and construction management and administration. His sector experience includes hospitality, residential, mixed-use, governmental, and institutional projects. A seasoned manager, Rick is equally adept in communications with clients, jurisdictional agencies, and all design and construction associates. Education: - B. Managing Principal Matthew Geaman, AIA, NCARB, LEED AP Managing Principal with JWDA since 2008 Matthew Geaman was born in Rochester, NY, and raised in the Chicago, IL, area where the region’s diverse cultural and educational influences laid a solid foundation for his future achievements and notable career. While attending the University of Illinois in Urbana-Champaign, he spent a year of his undergraduate studies in Versailles, France; and was later inducted into the Gargoyle Architecture Honor Society. Matthew became a LEED Accredited Professional in 2005. After working in Chicago for four years, he moved to San Diego and joined JWDA in 2008. As Partner and Managing Principal, Matthew co-manages the firm with its founder Joseph Wong and is known for his commitment to the highest quality design, technical excellence, and transparent client relations. Matthew’s non-profit and industry-related volunteer leadership is emblematic of both his professional career and his personal ethos. In addition to overseeing a multitude of high profile JWDA projects, his list of current and previous community service includes President of AIA San Diego, Vice President of the San Diego Architectural Foundation, Board Member at La Jolla Music Society, seats on the AIACC Board of Directors and the AIACC Planning and Finance Committee. He is an active member of the Downtown San Diego Partnership. Nestled atop the coastal bluffs in the laid-back beach town of Encinitas, CA, the design of Alila Marea draws inspiration from the area's unspoiled natural landscape and vibrant Southern California beach culture. Approaching the understated resort does provide a surprise of sorts, as it seamlessly merges with the rugged bluffs, sandy shores, and expansive ocean vistas. Framed by natural stone, warm woods, clean lines, and native plantings, the resort fosters a unique and immersive experience that honors the beauty of its surroundings, fostering a deep sense of connection to nature while prioritizing environmental stewardship. The resort is home to 114 spacious guestrooms, nine studio rooms, five one-bedroom suites, and the Ponto and Grandview presidential suites. Coastal and garden views are framed from each chamber, with natural elements and organic lines informed by the landscape. Totaling 1,037 square feet, both presidential suites include floor-to-ceiling windows and double-sided fireplaces that serve both the interior living room and the outdoor living space. Amenities include a 1,000 SF bicycle and beach café, 4,500 SF spa, a fitness center, a 4,105 SF main restaurant and lounge, 1,410 SF restaurant terrace, 1,925 SF outdoor bar, 11,060 SF of meeting space, and three wedding venues. A project of Father Joe's Vi llages , its programming provides contemporary housing to San Diego’s economically challenged and homeless population, while merging seamlessly within its urban context. The project program is comprised of three distinctive features — an extensive child development facility serving homeless children, 65 affordable housing units for individuals with qualifying annual incomes, and 75 transitional housing units for homeless single men. The design blends colored panels, concrete and painted stucco, coordinating with the colorful context of the project. Large windows provide views and flood the daycare center with natural light, while exterior sunscreens protect occupied spaces from intense sunlight, reduce solar heat gain, and allow natural light to penetrate deeper into the building interior. Spacious exterior balconies and large terraces provide venues for outdoor activities. The project achieved GreenPoint Rated status. The design for the destination hotel organically integrates traditional Eastern Garden spaces and dispersed elements of holiday resort to create a localized “Modern-Chinese” architectural style. The structure is based on a series of courtyards interwoven with the surrounding landscape and offering breathtaking views of the Dongtan Wetlands. The project celebrates a symbiosis between Eastern and Western cultures, reflecting the classic Jiangnan architectural style popular to the region — characterized by white walls, grey tiles, and bridges — while providing elegant western amenities for guests. Located just across the southern gateway to the school’s main campus, it sits adjacent to existing on-campus housing within walking distance of neighborhood retail, restaurants, and grocer, and steps from the SDSU Library, Viejas Arena, and the SDSU light rail station, which connects to the Mission Valley Campus, Snapdragon Arena, and the greater San Diego region. Designed to meet the needs of SDSU’s growing student population, which reached 40,000 in 2025, Accolade Campanile integrates modern living units with generous study and collaboration spaces, and connection-fostering social amenities moments from campus. Features include a second-level amenity deck with a pool, spa, outdoor kitchens, fire pits, and multiple gathering areas. Indoor/outdoor fitness facilities, clubhouses, recreation and game lounges including a speakeasy, indoor bicycle storage, and a dog spa support a full student-living experience. Each floor includes dedicated study spaces, and residences come fully furnished with private bedrooms. Accolade Campanile includes 4,200 square feet of campus-facing ground-floor retail, offering space for food & beverage, health & wellness, and other neighborhood-serving uses. The expanded 255,352 SF development includes 108 newly designed sleeping units housed in factory-built modular buildings—adding 144 beds for a total of 252—making it the largest tiny home community in the city. The Rue Ferrari Interim Housing Community welcomes residents and fosters a sense of pride and place, while providing a safe, stable environment where they can rebuild their lives and work toward independant living. Program participants have access to a range of supportive services to help them obtain and sustain permanent housing, including job placement assistance, behavioral health services, life skills training, and housing application support. Most residents stay in city-provided interim housing for several months before transitioning to permanent homes. The new 12’ x 60’ modular residential buildings contain 60 single-occupancy units, 36 double-occupancy units, and 12 accessible units. Each resident has a private space with bed(s), bathroom, desk, and chair. A new central Community Building offers on-site social services and shared amenities including a kitchen, pantry, and laundry facilities. The pet-friendly campus also features a dog park, raised community garden beds, outdoor picnic areas with seating, security offices, caretaker units, additional storage, and expanded parking. An uplifting palette of Sage Green, Tahoe Blue, and Sand Gold for the residential units, and Tile Red for the community buildings, creates a welcoming and visually coherent environment. These hues convey harmony, eco-consciousness, and a hopeful path forward, while subtle color-coding helps residents—especially newcomers—navigate the neighborhood with ease. Through thoughtful design, meticulous programming, and the use of sustainable, eco-friendly materials and construction methods, the Rue Ferrari Interim Housing Community advances the City of San José’s mission to provide healthy spaces and opportunities for residents to stabilize their lives and work toward self-sufficiency. Designed in homage to the local coastal culture and inspired by the Portuguese town of Monsaraz, the project’s design merges with the historic fishing community to provide visitors an authentically local and hospitable stay, and residents a sense place and pride. Sited adjacent to America’s Cup Harbor and steps from Fisherman’s Wharf, the design of the three-story, 50,000 SF, 92-key Monsaraz is a contemporary tip of the hat to the history-rich community. Upscale yet comfortable, the spaces feature finishes, color selections, and artwork inspired by the quintessential Portuguese fishing village including a modern take on Azulejo hand-painted ceramic tiles paired with patterned concrete tiles applied to the project’s exterior and interior. Guest amenities include a fitness room, sundry shop and sky terrace. Street level highlights include a double-height lobby with shared access to a full-service restaurant and bar that opens to a 4,000 SF courtyard. Parking is accommodated by car lift in a single level below-grade, optimizing the user experience and hotel operations while maximizing development of the site.
