One of the largest residential towers in the area, the project integrates luxury multifamily housing, hospitality, and street-oriented retail uses within a single urban destination. Ground-floor retail spaces activate the pedestrian experience and contribute to the vibrant neighborhood character of this rapidly evolving district. Distinguishing it from other multifamily developments, The Lindley incorporates a 60-key boutique hotel alongside its residential program, creating a hospitality-driven living experience. Residential offerings range from studios and one-bedroom units to one-bedroom-plus-den, two-bedroom, and three-bedroom residences, each featuring a private balcony. The tower rises from a six-story podium containing double-height retail and lobby spaces at street level, structured parking wrapped within the above-grade podium levels, and four additional levels of subterranean parking. Above the podium, a 17,000-square-foot amenity terrace serves as the project's social centerpiece, featuring a resort-style pool and spa, expansive lounge areas, and thoughtfully curated landscape and hardscape environments. Interior amenities further reinforce the hospitality-focused concept, including separate hotel and residential lobbies, co-working and business facilities, conference rooms, club lounges, game and recreation spaces, private reading rooms, a spa parlor with sauna and massage rooms, and extensive indoor and outdoor fitness areas. The architectural design expresses a contemporary urban aesthetic through a refined palette of metal paneling, floor-to-ceiling glazing, and carefully detailed architectural elements. Vertical aluminum fins create texture and rhythm along the podium façade, while integrated uplighting highlights the building's architectural character after dark. Metal-framed canopies accent the primary entrances and crown the tower, lending visual prominence to the development within San Diego's evolving skyline. • Rick Rounds

Principal Rick Rounds, AIA Principal with JWDA since 1994 Rick Rounds is a native San Diegan who moved with his family to a small, woodsy resort town in Idaho when he was a child. He realized early that the construction process interested him, but it was a drafting class in high school that solidified his interest and aptitude for architecture. Working two jobs during the summer and part time jobs through the school year while obtaining his 5-year degree at the University of Idaho, he never forgot Southern California people, culture, weather, and activities of his youth. The day after his 1987 graduation, Rick migrated south to a job opportunity in Palm Springs. One year later he returned to his San Diego roots and began his career at JWDA. As a Principal and Senior Project Manager, Rick’s work ethic endures, and empowers him to provide coordination in all project phases, from programming through the completion of a contract. His expertise comprises master planning, site planning, schematic design for new construction, repair and renovations to working drawings, and construction management and administration. His sector experience includes hospitality, residential, mixed-use, governmental, and institutional projects. A seasoned manager, Rick is equally adept in communications with clients, jurisdictional agencies, and all design and construction associates. Education: - B. At 75’ high and approximately 55,000 SF, the 87-unit Framework averages 350-SF/unit, with 3,600 SF of ground level commercial space at the southwest corner. An active fault line running diagonally along the property’s western corner from south to north created a unique opportunity to enhance its corner as landscaped/hardscaped areas and introduce a setback to a busy intersection along 13th and F Streets, while reducing usable floor area to 7,000-SF/floor. The building’s west façade features a sawtooth profile formed with textured black aluminum panel and floor-to-ceiling window wall, maximizing southwestern exposure and views of the new 4.1-acre urban park located directly south of the site. Ranging in size between 300-500 SF, each unit’s footprint is maximized using innovative storage solutions, and fully furnished with high-end finishes, fixtures, and equipment, including stacked washer/dryer, flat-screen TV, expandable walk-in closet with built-in hinge-down desk, and folding sofa/bed combination, all mechanized and operable through a smart phone app. Framework epitomizes ideal modern-day urban living concepts with the merging of inspired space utilization, state-of-the-art functionality, and economical design, all culminating in a building which serves as a new prototype of dwelling that fosters community while celebrating its urban context without compromise.
