The project shares its site with St. Paul’s Cathedral in a collaboration between developer Greystar and St. Paul’s Episcopal Church. The tower’s modest architecture consists of a concrete frame wrapped in a floor-to-ceiling aluminum storefront system and a warm, satin bronze slab fascia. The southwest portion of the highest occupied floor is reserved for a double-height sky deck topped with a rounded roof structure finished in silver-grey metal paneling. Large openings carve out portions of the structure, serving as atmospheric funnels and allowing daylight to permeate the sky deck from the open air above. The interiors share a selective palette of materials and finishes and a refined architectural form, harmonizing to create 525 Olive’s unique identity and branding. The 417,500-square-foot development comprises 204 market-rate and affordable apartments ranging from studios to three bedrooms and designed to condominium standards. Project amenities include 17,000 square feet of office and meeting space supporting the cathedral’s ministry, a 10,000-square-foot ground-floor plaza, a fitness room, and a sky deck equipped with a pool and BBQ area. Parking for 348 vehicles is provided in a five-level subterranean parking structure. The 527,520-square-foot structure fully utilizes its nearly half-acre site and contributes a lustrous design to the San Diego skyline. The project includes 389 residential units ranging from studios to 3-bedroom apartments, with 33 units designated as affordable housing. Building amenities include double-height retail spaces and a grand residential lobby at ground level; an expansive outdoor terrace coupled with a fitness room, a yoga studio, a speakeasy with open seating and private dining area, and leasing office on level 6 (on top of the podium); and a sky terrace equipped with a large pool and spa area, a lounge, a game room, and a reading area on level 40. The architecture of 800 Broadway is sleek and modern, using a refined material palette of vision glass and metal panel in white, silver and blue. The design for the podium levels complements the tower massing, and delivers pops of blue to the streetscape. Architectural projections wrap the corners of the podium while continuing the full height of the tower, working together to create a continuous ribbon that accentuates the nearly 440-foot-tall structure while embellishing the otherwise floor-to-ceiling glass field of the tower fenestration. The 500-seat concert hall is outfitted with variable acoustics, stage configurations, and media projection capabilities. Adjacent to the hall, a 150-seat flexible use performance, education and/or social space offers a vibrant and more casual option. An outdoor garden plaza, protected from the street by a terra cotta curtain, serves both facilities as a mixing lobby while offering yet another lively social and performance space. The outcome of an in-depth community planning process, the facility is fashioned as an intimate composition of smaller structures and open spaces, maintaining the traditional building scale of its environs in form, materiality, and contemporary aesthetic. Designated the Campus of Excellence for Business + Information Technology , the project’s diverse program includes ultramodern hi-tech classrooms, computer labs, and multipurpose areas that support short-term classes and job training programs for business technology, and administrative offices. The facility also houses a new High Tech Center for Disability Support Programs and Services (DSPS), used for assistive technology training helping DSPS students participate as fully as possible in classes and programs. The building’s design blends multi-colored fiber reinforced cementitious panels, standing seam zinc siding, and stucco with expansive windows that provide views and flood the higher education facility with natural light. Spacious exterior balconies and courtyards provide venues for outdoor activity and promote interaction among faculty, staff, students, and visitors. Large operable glass doors and windows take advantage of San Diego’s climate to provide natural ventilation and daylight to the interior spaces, and provide occupant flexibility for indoor/outdoor meeting and gathering space. LEED Gold® certified, measures incorporated to achieve the Client’s goals include the use of highly efficient mechanical and lighting systems exceeding state efficiency standards by 30%; over 40% reduction in water use through the incorporation of ultra-low-flow fixtures and water efficient landscaping; and an underground drywell for treating storm water on-site. One of the largest residential towers in the area, the project integrates luxury multifamily housing, hospitality, and street-oriented retail uses within a single urban destination. Ground-floor retail spaces activate the pedestrian experience and contribute to the vibrant neighborhood character of this rapidly evolving district. Distinguishing it from other multifamily developments, The Lindley incorporates a 60-key boutique hotel alongside its residential program, creating a hospitality-driven living experience. Residential offerings range from studios and one-bedroom units to one-bedroom-plus-den, two-bedroom, and three-bedroom residences, each featuring a private balcony. The tower rises from a six-story podium containing double-height retail and lobby spaces at street level, structured parking wrapped within the above-grade podium levels, and four additional levels of subterranean parking. Above the podium, a 17,000-square-foot amenity terrace serves as the project's social centerpiece, featuring a resort-style pool and spa, expansive lounge areas, and thoughtfully curated landscape and hardscape environments. Interior amenities further reinforce the hospitality-focused concept, including separate hotel and residential lobbies, co-working and business facilities, conference rooms, club lounges, game and recreation spaces, private reading rooms, a spa parlor with sauna and massage rooms, and extensive indoor and outdoor fitness areas. The architectural design expresses a contemporary urban aesthetic through a refined palette of metal paneling, floor-to-ceiling glazing, and carefully detailed architectural elements. Vertical aluminum fins create texture and rhythm along the podium façade, while integrated uplighting highlights the building's architectural character after dark. Alexan Camellia's master plan transforms its challenging T-shaped site into an integrated and connected urban village with a configuration of five- and six-story buildings varied in height, setbacks, and façade expression. The buildings are organized around a structured podium and wrapped parking garage, together establishing a network of courtyards and open spaces. The development offers 509 market-rate and 22 affordable apartments, complemented by ground-floor live-work units that animate its three street-facing frontages. Façade elements including balconies, expansive glazing, and shaded projections respond to climate by extending living spaces outward and bringing light and air deep into the residences. A restrained material palette of plaster and tile provides continuity, while wood-toned accents and moments of glass introduce warmth and refinement at key locations. Community amenities include two open-air pool decks, a rooftop lounge with panoramic city views, a poolside social lounge, a state-of-the-art indoor and outdoor fitness studio, a speakeasy, dedicated pet facilities, and co-working and conference spaces, all designed to extend the sense of neighborhood beyond the individual unit. The project consists of a 253-key SpringHill Suites select service hotel and a 147-key Residence Inn extended stay hotel. The dual-branded hotel shares a common lobby, check-in concierge, and elevator bank. Shared function and amenity spaces occur at the top of the podium and include approximately 6,000 SF of meeting space, a dining facility, fitness center, and outdoor pool. The 11-story guest room tower rises above this amenity level. 365 parking spaces are located within the podium. Landscape Architect: Famous Garden, USA PRESS AWARDS Best Office and Business Development - MIPIM Asia Credaward - Credaward.com Best International Commercial Development Project - PCBC Gold Nugget Awards Located at the core of the southern Chengdu suburb called the Luhu Eco-City, this site was originally farmland; but after undergoing substantial site work and irrigation the land was transformed into a finger lake dotted with small islands, all of which are connected via bridges and boats. One of the unique features of this site is that this eco-city is a wetland for migrating birds. The dynamic characteristic of the bird and its wings can be seen reflected in the ‘soaring’ aspirations as that of the client- Langjiu Group. The headquarters design incorporates the special qualities of the bird in its design. The Headquarters program includes an exhibition hall, restaurant, VIP chambers, chess and card chambers, wine and cigar bar, reading bar, swimming pool and boutiques.
