Founder and President Joseph O. Wong, FAIA, NCARB Founder and President Founded JWDA in 1977 Joseph On-Woo Wong was born in Guangzhou, China and emigrated with his family to San Diego, California when he was 16 years old. Joe graduated from San Diego High School, and went on to attend the University of California Berkeley and Harvard University before founding JWDA Architects in 1977. Among its many achievements and successes, Joe is especially proud of the firm’s collaborations with nonprofit organizations including the San Diego Chinese Historical Society and Museum, Father Joe’s Villages, Ronald McDonald House Charities, The Alpha Project for the Homeless, and La Jolla Music Society. In 1994, San Diego City Council honored Joe for his contribution to the city’s downtown redevelopment efforts, adopting June 6th as Joseph Wong Day. In 2003, Joe was elevated to American Institute of Architects College of Fellows for his contributions to the advancement of the profession of architecture. He was recognized by the San Diego Business Journal as one of San Diego's "Most Influential People" in both 2021 and 2022. He has served as a volunteer member of the Dean’s Advisory Council at UC Berkeley’s College of Environmental Design for several years, and in 2023 was recognized with the school's Distinguished Alumni Award; and he continues to serve as an Advisory Board Member at UCSD Real Estate and Development, School of Social Sciences. At 75’ high and approximately 55,000 SF, the 87-unit Framework averages 350-SF/unit, with 3,600 SF of ground level commercial space at the southwest corner. An active fault line running diagonally along the property’s western corner from south to north created a unique opportunity to enhance its corner as landscaped/hardscaped areas and introduce a setback to a busy intersection along 13th and F Streets, while reducing usable floor area to 7,000-SF/floor. The building’s west façade features a sawtooth profile formed with textured black aluminum panel and floor-to-ceiling window wall, maximizing southwestern exposure and views of the new 4.1-acre urban park located directly south of the site. Ranging in size between 300-500 SF, each unit’s footprint is maximized using innovative storage solutions, and fully furnished with high-end finishes, fixtures, and equipment, including stacked washer/dryer, flat-screen TV, expandable walk-in closet with built-in hinge-down desk, and folding sofa/bed combination, all mechanized and operable through a smart phone app. Framework epitomizes ideal modern-day urban living concepts with the merging of inspired space utilization, state-of-the-art functionality, and economical design, all culminating in a building which serves as a new prototype of dwelling that fosters community while celebrating its urban context without compromise. LEED® Silver Certified, the project contains 205 residential units, each with a private balcony. Common spaces include a community meeting room, computer room and several multi-purpose rooms. Outdoor passive recreational spaces are located at ground floor and 7th level, with a community garden on the 8th. Subterranean parking is included for a total of 186 vehicles, including six accessible stalls. Dual-branded, 400-key Marriott hotel 253 SpringHill select service hotel rooms 147 Residence Inn extended stay rooms 365 protected parking spaces within podium COLLABORATORS PRESS AWARDS Lane Field North is comprised of a dual-branded Marriott hotel, leased retail areas for shops and restaurants, and above-grade structured parking. The project consists of a 253-key SpringHill Suites select service hotel and a 147-key Residence Inn extended stay hotel. The dual-branded hotel shares a common lobby, check-in concierge, and elevator bank. Shared function and amenity spaces occur at the top of the podium and include approximately 6,000 SF of meeting space, a dining facility, fitness center, and outdoor pool. The 11-story guest room tower rises above this amenity level. 365 parking spaces are located within the podium. All with jurisdictional or ownership interest in the North Embarcadero area, the agencies joined forces with JWDA and other consultants to create a vision for the future development of the area. The resulting North Embarcadero Visionary Plan provides an improved Broadway Pier and plaza space, new piers, and a historic wharf at the County Administration Center. Further improvements include streetscape enhancements such as modern lighting, repaving, trees and landscaping, furniture, and public art. The design added almost 12 acres of park and open space and calls for seven acres of gardens, five acres of hardscape and landscape area, and more than 1,700 trees. Following a highly collaborative public engagement process with over 20 public workshops, the design and ownership teams worked diligently to resolve the functional complexities inherent to a working waterfront while creating an attractive and comfortable environment for San Diego’s residents and visitors. In 2014, the Institute moved to smaller quarters. The space is now used by Scripps for its molecular imaging department. Comprised of 118 market-rate units, apartments range from studios to two-bedrooms, each with a private balcony . The property includes 10,850 SF of common area and amenity space, 114,000 SF of living space, and a 63,000 SF parking garage. Amenity spaces include a pool area, bar / lounge, gym / fitness center, meeting spaces, and rooftop bar with city views. The building’s design features an eclectic mix of vintage and modern architectural elements. Weathered steel paneling provides a strong identity and edgy exterior, while the sloping site carves out a public plaza with pockets of lush landscaping and a large gathering space. The hotel bears the distinction of achieving several “firsts” in the region’s sustainable hospitality design, including the first sustainably built hotel and LEED® certified hotel in San Diego, and the first LEED® certified hotel in the U.S. for InterContinental Hotel Groups. It is the first downtown San Diego building to boast a green roof, with the 9th and 12th floor roofs covered in sedum. The 9th floor Phi Bar Terrace deck utilizes composite decking made from recycled polyethylene plastic and wood fibers, while the bar terrace incorporates floor-to-ceiling glass wall systems allowing the entire room to open onto the roof deck for natural ventilation, light, and views overlooking PETCO Park, the bay, and all of downtown San Diego. Another series of glass walls on the hotel’s primary commercial street front corner blurs the line between interior and exterior, while guiding guests and San Diego’s balmy breezes into the space. The branded boutique hotel includes five suites. The 17-story, 180-key apartment tower is clad in varying shades of tan pre-cast concrete panel, giving a unique and structured appearance to the building form. The double-height residential lobby is finished with bronze metal storefront and porcelain tile, with the tile arranged in a stacked pattern to accentuate the geometric language between base and tower. Rounded balconies serving the upper-level amenities are placed central to the main façade to complement and soften the tower form and give prominence to public indoor/outdoor spaces. The 247,830 SF project is the first of its kind to include a research lab operated by the University of California San Diego Center for Healthy Aging in partnership with the Stein Institute for Research on aging. This unique partnership will serve to forward research on aging, in particular, wellness and longevity in older years.
