Designed as a vital resource for low-income and vulnerable residents, the development provides safe, dignified housing for hundreds of individuals and families, including those previously experiencing homelessness. Of the 273 apartments, 270 are designated affordable and three are reserved for on-site managers. Within the income-restricted units, 65 are set aside for individuals who are literally or chronically homeless, 10 for homeless veterans, and 40 for residents with intellectual or developmental disabilities. Resident amenities include outdoor gathering spaces, community and multipurpose rooms, shared laundry facilities, and a spacious lobby and leasing center. The ground floor features nearly 10,000 square feet of commercial and office space, creating opportunities for neighborhood activation and supportive programming. On-site supportive services, operated by the Alpha Project for the Homeless, include instructor-led education and skill-building classes focused on computer literacy, job counseling, financial literacy, and health and wellness. Additional services include a food pantry and social activities that encourage resident involvement, reduce isolation, and foster a strong sense of community. Harrington Heights reflects a community-focused approach to urban housing—combining affordability, accessibility, and supportive services to serve San Diego’s most at-risk populations. The 17-story, 180-key apartment tower is clad in varying shades of tan pre-cast concrete panel, giving a unique and structured appearance to the building form. The double-height residential lobby is finished with bronze metal storefront and porcelain tile, with the tile arranged in a stacked pattern to accentuate the geometric language between base and tower. Rounded balconies serving the upper-level amenities are placed central to the main façade to complement and soften the tower form and give prominence to public indoor/outdoor spaces. The 247,830 SF project is the first of its kind to include a research lab operated by the University of California San Diego Center for Healthy Aging in partnership with the Stein Institute for Research on aging. This unique partnership will serve to forward research on aging, in particular, wellness and longevity in older years. The project consists of a 253-key SpringHill Suites select service hotel and a 147-key Residence Inn extended stay hotel. The dual-branded hotel shares a common lobby, check-in concierge, and elevator bank. Shared function and amenity spaces occur at the top of the podium and include approximately 6,000 SF of meeting space, a dining facility, fitness center, and outdoor pool. The 11-story guest room tower rises above this amenity level. 365 parking spaces are located within the podium. One of the unique features of this site is that this eco-city is a wetland for migrating birds. The dynamic characteristic of the bird and its wings can be seen reflected in the ‘soaring’ aspirations as that of the client- Langjiu Group. The headquarters design incorporates the special qualities of the bird in its design. The Headquarters program includes an exhibition hall, restaurant, VIP chambers, chess and card chambers, wine and cigar bar, reading bar, swimming pool and boutiques. As part of the developing I.D.E.A. (Innovation/Design/Education/Arts) District, the project aligns seamlessly with the vision of a hub for local entrepreneurs, artists, students, and residents by providing retail and office spaces and high-density housing. Designed to be a central neighborhood gathering place, the 395,746 SF project contains 265 studio, one, and two-bedroom apartments, with multi-level penthouse residences and townhomes, ground floor retail and parking, and a multitude of work and recreational spaces designed to accommodate the many offered services intended to foster a sense of growing and learning. Exterior textured concrete finishes, structured glazing, and metal claddings of iron, steel, and aluminum are complemented by the clean and contemporary industrial vibe of its interior. The S-shaped design of the 7-story structure forms two central courtyards and indoor/outdoor amenity areas including including a zero-edge pool, fitness lounge, yoga/cycling studio, bike repair shop, DIY room, mobile tech and worktables, gardens, grills, workspaces, and more. BMQ’s exterior wall assembly alleviates noise pollution with high Sound Transmission Class (STC) ratings. Stormwater runoff and drainage are addressed with a combination of bio-filtration planters and modular wetlands, and 80% of the rooftop is equipped with photovoltaic panels to support the energy needs of the building. Expansive streetscapes along its intersection encourage pedestrian and bicycle uses. Designed in homage to the local coastal culture and inspired by the Portuguese town of Monsaraz, the project’s design merges with the historic fishing community to provide visitors an authentically local and hospitable stay, and residents a sense place and pride. Sited adjacent to America’s Cup Harbor and steps from Fisherman’s Wharf, the design of the three-story, 50,000 SF, 92-key Monsaraz is a contemporary tip of the hat to the history-rich community. Upscale yet comfortable, the spaces feature finishes, color selections, and artwork inspired by the quintessential Portuguese fishing village including a modern take on Azulejo hand-painted ceramic tiles paired with patterned concrete tiles applied to the project’s exterior and interior. Guest amenities include a fitness room, sundry shop and sky terrace. Street level highlights include a double-height lobby with shared access to a full-service restaurant and bar that opens to a 4,000 SF courtyard. A year after its re-branding from IR/PS to GPS, the School of Global Policy & Strategy celebrated the return of students and faculty from summer break with a re-opening of its updated facilities. The renovations included a beautification of the 5,000 SF GPS auditorium and complete overhaul of the Building 3. The entirety of Building 3 was transformed with the addition of a new classroom, new “break-out” spaces, student and faculty offices, as well as the remodel of existing classrooms, lobby space, and student lounge. The function of the lobby now offers students and faculty opportunities for social gatherings, personal studies, and a comfort- enhanced setting.
