    Principal Rick Rounds, AIA Principal with JWDA since 1994 Rick Rounds is a native San Diegan who moved with his family to a small, woodsy resort town in Idaho when he was a child. He realized early that the construction process interested him, but it was a drafting class in high school that solidified his interest and aptitude for architecture. Working two jobs during the summer and part time jobs through the school year while obtaining his 5-year degree at the University of Idaho, he never forgot Southern California people, culture, weather, and activities of his youth. The day after his 1987 graduation, Rick migrated south to a job opportunity in Palm Springs. One year later he returned to his San Diego roots and began his career at JWDA. As a Principal and Senior Project Manager, Rick’s work ethic endures, and empowers him to provide coordination in all project phases, from programming through the completion of a contract. His expertise comprises master planning, site planning, schematic design for new construction, repair and renovations to working drawings, and construction management and administration. His sector experience includes hospitality, residential, mixed-use, governmental, and institutional projects. A seasoned manager, Rick is equally adept in communications with clients, jurisdictional agencies, and all design and construction associates. Education: - B. The project provides 265 1- and 2-bedroom apartments ranging from 700-1300 SF, of which 47 are designated extended stay units. Park Summit’s architecture is contemporary yet understated, incorporating a floor-to-ceiling glazing system for both tower element and its 7-story podium. Stepped massing optimizes the site’s layout and surrounding context, designed to complement the neighboring low- and mid-rise structures while maximizing views of the adjacent Balboa Park to the east, downtown San Diego to the south, and the Pacific Ocean to the west. The project shares its site with St. Paul’s Cathedral in a collaboration between developer Greystar and St. Paul’s Episcopal Church. The tower’s modest architecture consists of a concrete frame wrapped in a floor-to-ceiling aluminum storefront system and a warm, satin bronze slab fascia. The southwest portion of the highest occupied floor is reserved for a double-height sky deck topped with a rounded roof structure finished in a silver-grey metal paneling. Large openings carve out portions of the structure, serving as atmospheric funnels, allowing daylighting to permeate the sky deck from open air above. The interiors share the selective palette of materials and finishes and refined architectural form, harmonizing to create 525 Olive's unique identity and branding. The 417,500 SF development is comprised of 204 market rate and affordable apartments ranging from studios to three-bedrooms and designed to condominium standards. Project amenities include 17,000 SF of office and meeting space supporting the cathedral’s ministry, a 10,000 SF ground floor plaza, fitness room, and sky deck equipped with a pool and BBQ area. Parking for 348 vehicles is provided in a five-level subterranean parking structure. PRESS Latest Affordable Housing Project in Chula Vista’s Millenia Urban Village - Times of San Diego Groundbreaking for a $102 million project in Chula Vista - Chula Vista Today AWARDS Columba Affordable Family Housing is a 200-unit affordable apartment complex; the third such community by Chelsea in Millenia, a vibrant 210-acre urban village developed by Meridian Development for Stratford Land. The development features two residential buildings of four/five stories, and a two-story parking structure. One-to-three-bedroom apartment units range from 585 to 1,027 SF. In keeping with the modern aesthetic and overall design of Millenia, the stepped building facades create an attractive, varied roofline with streetscape elements contributing to the pedestrian-friendly community atmosphere. Exteriors featuring siding, stucco, metal panel and ceramic tile accents offer residents a warm, welcoming, and accessible living environment. Interior amenities include two community rooms, a computer lab/lounge, and laundry facilities. Outside, residents have access to two landscaped courtyards totaling more than 35,000 SF and featuring two tot lots, a bocce ball court, eight barbecues with shaded picnic areas, open grass areas, and a community garden. On-site services include adult education and skill-building classes such as computer literacy, English as a Second Language (ESL), art, job counseling, financial literacy, health, and wellness. An on-site after-school program during the school year for school age children offers tutoring, mentoring, arts and crafts and other educational enrichment activities. Comprised of 118 market-rate units, apartments range from studios to two-bedrooms, each with a private balcony . The property includes 10,850 SF of common area and amenity space, 114,000 SF of living space, and a 63,000 SF parking garage. Amenity spaces include a pool area, bar / lounge, gym / fitness center, meeting spaces, and rooftop bar with city views. The building’s design features an eclectic mix of vintage and modern architectural elements. Weathered steel paneling provides a strong identity and edgy exterior, while the sloping site carves out a public plaza with pockets of lush landscaping and a large gathering space. The hotel bears the distinction of achieving several “firsts” in the region’s sustainable hospitality design, including the first sustainably built hotel and LEED® certified hotel in San Diego, and the first LEED® certified hotel in the U.S. for InterContinental Hotel Groups. It is the first downtown San Diego building to boast a green roof, with the 9th and 12th floor roofs covered in sedum. The 9th floor Phi Bar Terrace deck utilizes composite decking made from recycled polyethylene plastic and wood fibers, while the bar terrace incorporates floor-to-ceiling glass wall systems allowing the entire room to open onto the roof deck for natural ventilation, light, and views overlooking PETCO Park, the bay, and all of downtown San Diego. Another series of glass walls on the hotel’s primary commercial street front corner blurs the line between interior and exterior, while guiding guests and San Diego’s balmy breezes into the space. The branded boutique hotel includes five suites. A 40’ sculpture, Indigo Waters, adorns the curved façade wall; the imagery also deployed on chair backs, floor patterns, light fixtures and the Phi Bar terrace metalwork, offering a distinctive experience for the technology and design-savvy customer marketplace.
