One of the district's first large-scale residential developments, the project is a catalyst for the transformation of a 4,400-acre industrial area into a vibrant, walkable "live, work, play" urban center as outlined in the Kearny Mesa Community Plan update. Alexan Camellia's master plan transforms its challenging T-shaped site into an integrated and connected urban village with a configuration of five- and six-story buildings varied in height, setbacks, and façade expression. The buildings are organized around a structured podium and wrapped parking garage, together establishing a network of courtyards and open spaces. The development offers 509 market-rate and 22 affordable apartments, complemented by ground-floor live-work units that animate its three street-facing frontages. Façade elements including balconies, expansive glazing, and shaded projections respond to climate by extending living spaces outward and bringing light and air deep into the residences. A restrained material palette of plaster and tile provides continuity, while wood-toned accents and moments of glass introduce warmth and refinement at key locations. Community amenities include two open-air pool decks, a rooftop lounge with panoramic city views, a poolside social lounge, a state-of-the-art indoor and outdoor fitness studio, a speakeasy, dedicated pet facilities, and co-working and conference spaces, all designed to extend the sense of neighborhood beyond the individual unit. Alexan Camellia's three-sided street frontage makes the development uniquely permeable for a project of its scale. The area’s dense mix of restaurants, retail, and services puts daily needs within easy walking distance, while nearby bus stops and dedicated bike storage support a car-light lifestyle. In this way the project exemplifies the community plan's broader goals for walkability, land use diversity, and placemaking, offering an early and replicable model for the district's ongoing transformation. Landscape Architect: Famous Garden, USA PRESS AWARDS Best Office and Business Development - MIPIM Asia Credaward - Credaward.com Best International Commercial Development Project - PCBC Gold Nugget Awards Located at the core of the southern Chengdu suburb called the Luhu Eco-City, this site was originally farmland; but after undergoing substantial site work and irrigation the land was transformed into a finger lake dotted with small islands, all of which are connected via bridges and boats. One of the unique features of this site is that this eco-city is a wetland for migrating birds. The dynamic characteristic of the bird and its wings can be seen reflected in the ‘soaring’ aspirations as that of the client- Langjiu Group. The headquarters design incorporates the special qualities of the bird in its design. The Headquarters program includes an exhibition hall, restaurant, VIP chambers, chess and card chambers, wine and cigar bar, reading bar, swimming pool and boutiques. Simone’s polished figure enhances the city's expanding skyline while its program reaches new heights as a vibrant, sustainable, and connected community. LEED® Gold BD+C certified, Simone is designed to deliver eco-and-pet-friendly housing near existing and planned job centers. Added offerings include spectacular city and bay views, easy access to high quality transit, and a plethora of restaurant, retail, and gallery options mere moments away on foot. Perched atop a five-story podium, the 405’ tower presents contemporary elegance with exposed concrete, floor-to-ceiling glazing, and architectural projections and offsets augmenting its rectangular form. Simone’s 27,600 SF site is less than half of a typical city block, yet within its small footprint the tower contains 395 market rate and affordable studios, one, and two-bedroom apartments with five penthouses. More than 18,700 SF of indoor and outdoor amenity spaces include 16,600 SF of common outdoor decks equipped with living rooms, chef’s kitchen, and dining areas: a state-of-the-art fitness center and yoga studio. The tower is topped with a tiered, two-story sky lounge and pool deck with zero-edge pool and spa. Simone provides three levels of underground parking, and 4½ levels of parking in an above-grade podium, with the first level split between parking and a mixed-use residential lobby and leasing offices, a lux mailroom and package center, lounge spaces and co-working office spaces. The parking structure is concealed with cladding comprised of black metal panel and a combination of perforated and translucent screens, that when illuminated at night, creates a soft glow from inside the building along the streetscape. The building is clad with a metal skin and curtain wall system in colors of glass, reflecting the diversity and interconnectedness of the social and behavioral sciences. LEED® Silver Certified, the 73,700 SF building includes 66,000 SF of “smart” classrooms, laboratory spaces for Psychology, Anthropology, and Geography programs, special recording studios, administrative offices, faculty offices and lounges, student lounges, lobby and exhibit space, support spaces, and a third floor features a multi-use patio. Its layout includes a series of courtyards that open toward the Mesa College Quad, providing natural light and ventilation to the interior spaces. Among its many sustainable features, a passive ventilation system ties a series of power-operated windows on two sides of each classroom with an overall weather-monitoring system. At pre-set temperatures, windows open automatically and HVAC systems shut down. The system is linked to the campus-wide energy management system, allowing for remote operation.     Founder and President Joseph O. Wong, FAIA, NCARB Founder and President Founded JWDA in 1977 Joseph On-Woo Wong was born in Guangzhou, China and emigrated with his family to San Diego, California when he was 16 years old. Joe graduated from San Diego High School, and went on to attend the University of California Berkeley and Harvard University before founding JWDA Architects in 1977. Among its many achievements and successes, Joe is especially proud of the firm’s collaborations with nonprofit organizations including the San Diego Chinese Historical Society and Museum, Father Joe’s Villages, Ronald McDonald House Charities, The Alpha Project for the Homeless, and La Jolla Music Society. In 1994, San Diego City Council honored Joe for his contribution to the city’s downtown redevelopment efforts, adopting June 6th as Joseph Wong Day. In 2003, Joe was elevated to American Institute of Architects College of Fellows for his contributions to the advancement of the profession of architecture. He was recognized by the San Diego Business Journal as one of San Diego's "Most Influential People" in both 2021 and 2022. He has served as a volunteer member of the Dean’s Advisory Council at UC Berkeley’s College of Environmental Design for several years, and in 2023 was recognized with the school's Distinguished Alumni Award; and he continues to serve as an Advisory Board Member at UCSD Real Estate and Development, School of Social Sciences. At 75’ high and approximately 55,000 SF, the 87-unit Framework averages 350-SF/unit, with 3,600 SF of ground level commercial space at the southwest corner. An active fault line running diagonally along the property’s western corner from south to north created a unique opportunity to enhance its corner as landscaped/hardscaped areas and introduce a setback to a busy intersection along 13th and F Streets, while reducing usable floor area to 7,000-SF/floor. The building’s west façade features a sawtooth profile formed with textured black aluminum panel and floor-to-ceiling window wall, maximizing southwestern exposure and views of the new 4.1-acre urban park located directly south of the site. Ranging in size between 300-500 SF, each unit’s footprint is maximized using innovative storage solutions, and fully furnished with high-end finishes, fixtures, and equipment, including stacked washer/dryer, flat-screen TV, expandable walk-in closet with built-in hinge-down desk, and folding sofa/bed combination, all mechanized and operable through a smart phone app. Framework epitomizes ideal modern-day urban living concepts with the merging of inspired space utilization, state-of-the-art functionality, and economical design, all culminating in a building which serves as a new prototype of dwelling that fosters community while celebrating its urban context without compromise.
