Volta is geared to active seniors, providing 87 1-and 2-bedroom units with 30,000 SF of outdoor and interior amenities including a a community clubhouse, business center, laundry facility, leasing lobby, and support areas, computer room, adult education classes, . At 75’ high and approximately 55,000 SF, the 87-unit Framework averages 350-SF/unit, with 3,600 SF of ground level commercial space at the southwest corner. An active fault line running diagonally along the property’s western corner from south to north created a unique opportunity to enhance its corner as landscaped/hardscaped areas and introduce a setback to a busy intersection along 13th and F Streets, while reducing usable floor area to 7,000-SF/floor. The building’s west façade features a sawtooth profile formed with textured black aluminum panel and floor-to-ceiling window wall, maximizing southwestern exposure and views of the new 4.1-acre urban park located directly south of the site. A project of Father Joe's Vi llages , its programming provides contemporary housing to San Diego’s economically challenged and homeless population, while merging seamlessly within its urban context. The project program is comprised of three distinctive features — an extensive child development facility serving homeless children, 65 affordable housing units for individuals with qualifying annual incomes, and 75 transitional housing units for homeless single men. The design blends colored panels, concrete and painted stucco, coordinating with the colorful context of the project. Large windows provide views and flood the daycare center with natural light, while exterior sunscreens protect occupied spaces from intense sunlight, reduce solar heat gain, and allow natural light to penetrate deeper into the building interior. Spacious exterior balconies and large terraces provide venues for outdoor activities. The project achieved GreenPoint Rated status. Lindley’s tower sits atop a 6-story podium comprised of double-height retail and lobby spaces at grade and parking wrapped within the podium levels above-grade, with an additional four stories of parking below. The podium is topped with a 17,000 SF terrace featuring a resort-style pool and spa, large lounge area, and catered landscape and hardscape areas throughout. Interior amenities merge high-end hospitality with a diverse residential program including separate hotel and residential lobbies, mail parlor and package room, leasing offices, co-working space, business room, conference room, game room, club lounge, club room, private reading rooms, spa parlor, sauna, massage rooms, and expansive interior and exterior fitness areas. The design for the destination hotel organically integrates traditional Eastern Garden spaces and dispersed elements of holiday resort to create a localized “Modern-Chinese” architectural style. The structure is based on a series of courtyards interwoven with the surrounding landscape and offering breathtaking views of the Dongtan Wetlands. The Weingart Tower is a new build featuring 278 residences in a 19-story structure. The project is specifically designed to provide safe, secure, and dignified housing for unsheltered individuals, and includes 228 studio apartments and 50 one-bedroom apartments, with 40 units reserved specifically for veterans. Each of the apartments is fully furnished and includes full kitchen and bathroom facilities. Weingart Tower includes amenities including a fitness room, computer lab, career center, library, bicycle storage, laundry facilities, and terraces with community gardens, all part of Weingart Center’s mandate to remove the barriers that keep people from housing, and addresses the needs of seniors, Veterans, women, members of the LGBTQAI+ community, the formerly incarcerated, and many others experiencing homelessness. Rising 20 stories above the Banker's Hill neighborhood, the tower’s exterior color palette of sea-inspired glass, champagne bronze mullions, and light-hued tile present a warm and contemporary counterpoint to the surrounding historic and mid-century context, and a fresh and complementary standout to other new residential developments in the area. At ground level, 6th & Palm creates a welcoming streetscape where interior amenity spaces, including the lobby, lounge, co-working areas, and fitness center, connect directly to the sidewalk through large expanses of glazing. As part of the developing I.D.E.A. (Innovation/Design/Education/Arts) District, the project aligns seamlessly with the vision of a hub for local entrepreneurs, artists, students, and residents by providing retail and office spaces and high-density housing. Designed to be a central neighborhood gathering place, the 395,746 SF project contains 265 studio, one, and two-bedroom apartments, with multi-level penthouse residences and townhomes, ground floor retail and parking, and a multitude of work and recreational spaces designed to accommodate the many offered services intended to foster a sense of growing and learning. Exterior textured concrete finishes, structured glazing, and metal claddings of iron, steel, and aluminum are complemented by the clean and contemporary industrial vibe of its interior. The S-shaped design of the 7-story structure forms two central courtyards and indoor/outdoor amenity areas including including a zero-edge pool, fitness lounge, yoga/cycling studio, bike repair shop, DIY room, mobile tech and worktables, gardens, grills, workspaces, and more. BMQ’s exterior wall assembly alleviates noise pollution with high Sound Transmission Class (STC) ratings. Designed in homage to the local coastal culture and inspired by the Portuguese town of Monsaraz, the project’s design merges with the historic fishing community to provide visitors an authentically local and hospitable stay, and residents a sense place and pride. Sited adjacent to America’s Cup Harbor and steps from Fisherman’s Wharf, the design of the three-story, 50,000 SF, 92-key Monsaraz is a contemporary tip of the hat to the history-rich community. Upscale yet comfortable, the spaces feature finishes, color selections, and artwork inspired by the quintessential Portuguese fishing village including a modern take on Azulejo hand-painted ceramic tiles paired with patterned concrete tiles applied to the project’s exterior and interior. Guest amenities include a fitness room, sundry shop and sky terrace. Street level highlights include a double-height lobby with shared access to a full-service restaurant and bar that opens to a 4,000 SF courtyard. Parking is accommodated by car lift in a single level below-grade, optimizing the user experience and hotel operations while maximizing development of the site. Comprised of 118 market-rate units, apartments range from studios to two-bedrooms, each with a private balcony . The property includes 10,850 SF of common area and amenity space, 114,000 SF of living space, and a 63,000 SF parking garage. Amenity spaces include a pool area, bar / lounge, gym / fitness center, meeting spaces, and rooftop bar with city views. The building’s design features an eclectic mix of vintage and modern architectural elements. Weathered steel paneling provides a strong identity and edgy exterior, while the sloping site carves out a public plaza with pockets of lush landscaping and a large gathering space. The 500-seat concert hall is outfitted with variable acoustics, stage configurations, and media projection capabilities. Adjacent to the hall, a 150-seat flexible use performance, education and/or social space offers a vibrant and more casual option. An outdoor garden plaza, protected from the street by a terra cotta curtain, serves both facilities as a mixing lobby while offering yet another lively social and performance space. The outcome of an in-depth community planning process, the facility is fashioned as an intimate composition of smaller structures and open spaces, maintaining the traditional building scale of its environs in form, materiality, and contemporary aesthetic.
