The 527,520-square-foot structure fully utilizes its nearly half-acre site and contributes a lustrous design to the San Diego skyline. The project includes 389 residential units ranging from studios to 3-bedroom apartments, with 33 units designated as affordable housing. Building amenities include double-height retail spaces and a grand residential lobby at ground level; an expansive outdoor terrace coupled with a fitness room, a yoga studio, a speakeasy with open seating and private dining area, and leasing office on level 6 (on top of the podium); and a sky terrace equipped with a large pool and spa area, a lounge, a game room, and a reading area on level 40. The architecture of 800 Broadway is sleek and modern, using a refined material palette of vision glass and metal panel in white, silver and blue. The design for the podium levels complements the tower massing, and delivers pops of blue to the streetscape. Architectural projections wrap the corners of the podium while continuing the full height of the tower, working together to create a continuous ribbon that accentuates the nearly 440-foot-tall structure while embellishing the otherwise floor-to-ceiling glass field of the tower fenestration. The project provides 265 1- and 2-bedroom apartments ranging from 700-1300 SF, of which 47 are designated extended stay units. Park Summit’s architecture is contemporary yet understated, incorporating a floor-to-ceiling glazing system for both tower element and its 7-story podium. Stepped massing optimizes the site’s layout and surrounding context, designed to complement the neighboring low- and mid-rise structures while maximizing views of the adjacent Balboa Park to the east, downtown San Diego to the south, and the Pacific Ocean to the west. Two separate vehicular entrances provide access to on-grade and four levels below-grade parking. Designed as a vital resource for low-income and vulnerable residents, the development provides safe, dignified housing for hundreds of individuals and families, including those previously experiencing homelessness. Of the 273 apartments, 270 are designated affordable and three are reserved for on-site managers. Within the income-restricted units, 65 are set aside for individuals who are literally or chronically homeless, 10 for homeless veterans, and 40 for residents with intellectual or developmental disabilities. Resident amenities include outdoor gathering spaces, community and multipurpose rooms, shared laundry facilities, and a spacious lobby and leasing center. The ground floor features nearly 10,000 square feet of commercial and office space, creating opportunities for neighborhood activation and supportive programming. On-site supportive services, operated by the Alpha Project for the Homeless, include instructor-led education and skill-building classes focused on computer literacy, job counseling, financial literacy, and health and wellness. Additional services include a food pantry and social activities that encourage resident involvement, reduce isolation, and foster a strong sense of community. Harrington Heights reflects a community-focused approach to urban housing—combining affordability, accessibility, and supportive services to serve San Diego’s most at-risk populations. The design blends colored panels, concrete and painted stucco, coordinating with the colorful context of the project. The expanded 255,352 SF development includes 108 newly designed sleeping units housed in factory-built modular buildings—adding 144 beds for a total of 252—making it the largest tiny home community in the city. The Rue Ferrari Interim Housing Community welcomes residents and fosters a sense of pride and place, while providing a safe, stable environment where they can rebuild their lives and work toward independant living. Program participants have access to a range of supportive services to help them obtain and sustain permanent housing, including job placement assistance, behavioral health services, life skills training, and housing application support. These hues convey harmony, eco-consciousness, and a hopeful path forward, while subtle color-coding helps residents—especially newcomers—navigate the neighborhood with ease. Located just across the southern gateway to the school’s main campus, it sits adjacent to existing on-campus housing within walking distance of neighborhood retail, restaurants, and grocer, and steps from the SDSU Library, Viejas Arena, and the SDSU light rail station, which connects to the Mission Valley Campus, Snapdragon Arena, and the greater San Diego region. Designed to meet the needs of SDSU’s growing student population, which reached 40,000 in 2025, Accolade Campanile integrates modern living units with generous study and collaboration spaces, and connection-fostering social amenities moments from campus. Features include a second-level amenity deck with a pool, spa, outdoor kitchens, fire pits, and multiple gathering areas. Designed to complement the character of the community, its program utilizes North Park’s walkable grid, vibrant arts scene, and nearby transit to create meaningful integration with its surroundings. Prioritizing transit-oriented design, The Owen is sited steps from retail, dining, and neighborhood services, and offers a remote-work lounge and coworking suite in response to the ongoing demand for flexible work environments and the goal of reducing car dependance. Entertainment and wellness-focused amenities and programming foster everyday connection and encourage community engagement. The Owen includes 76 studios, 121 one-bedrooms, and 21 two-bedrooms, with 16 homes reserved as income-restricted housing, with 189 parking stalls.
